The Whitebook barebone models seem like a fun project to get into, the RAM/HD/OS seem easy enough to figure out but I'm not too sure about the CPU. Are they simply drop-in parts as well? The line that concerns me:

Processor: Supports Intel HSW Core i7/i5 Mobile Processors, up to 45W TDP

Would any mobile i5 CPU most likely work or is "HSW Core" and "TDP" specs I need to look at specifically for 100% compatibility?

Try to get the best i7 you can afford, and yes they are basically drop in parts .Also an i5 will be fine but to future proof it I would suggest the i7, even the cheapest one is more than enough for gaming.

Any socket 4xxx mobile series cpu will work. 4700mq is a good choice if you don't overclock, 4800mq if you do.
